The Challenge

The World Courier project at Farringdon was to be fast track and 24’s experience was required as:

  • Client required 24 to fully design and move them into their new offices within 9 weeks from instruction and this moving in date was set in stone.
  • New offices to be on the 12th floor were of a new office with limited access.
  • Turn key design and build including: liaising with the Landlords surveyor and agreeing the lease condition survey, building control approval and acting as CDM coordinator.
  • Complex works with a short build schedule. 

The Design

24 initially carried out a measured survey of the proposed new floor to produce an accurate base build CAD drawing to allow the start of the design process. After this 24 where based at the existing clients offices for 3 days to work with key members of staff and management to draw and agree the new office and furniture layout.

During this period one of 24’s senior team worked with EHW Architects to design the new layout from clients briefs taken

Once the space planning drawing was completed the site was fully surveyed and 24’s planning surveyor wrote a detailed technical specification of the works required and instructed on the design development ready for construction. 24 also produced a detailed works plan showing how we would implement and complete the works on time. The whole package was costed on an item by item basis and this fully detailed cost plan was submitted to Patron for their approval before mobilisation.

The Build

24 committed one of their most experienced site agents to this project who had 15 years experience in office refurbishment. Having a site supervisor of this calibre every day on the project was undoubtedly a major contribution to 24’s success in completing on time and within budget.

The project commenced with setting up of the sites health & safety and welfare facilities. Protection was fitted to one of the small passenger lifts and some areas of the common parts. Contact was made with the other tenants in the building and a path for liaison was established.

The works then commenced in earnest:

  • Services were isolated as appropriate
  • The floor was then fully stripped out with all waste sent to a local transfer station for sorting and recycling where possible
  • 1st fix electrical & plumbing services were installed
  • Partitions and ceilings constructed
  • Floor boxes, power and data fitted
  • Kitchen installed
  • Boardroom/Meeting room/I.T Office /Directors offices
  • Lighting and other electrical services installed
  • Decorations carried out
  • Floor finishes fitted
  • Clean ready for occupation

The whole build was completed in the 8 week programme with minimal disruption to the other tenants.

The Move

24’s dedicated move management team had been working with World Courier in the background during the construction phase to plan the move of clients staff and IT requirements in one phase over a weekend. 24’s Senior Move Manager worked with World Courier facilities & IT departments to:

  • Identify all components of the move
  • Produce ID drawings for approval
  • Produce the move management plan
  • Provide crating and labelling
  • Pack all of clients requirements over the Friday night
  • Fully move and relocate all components on the Saturday
  • Place and wire all clients IT on the Sunday

This high profile and successful project encompassed all the comprehensive disciplines and services offered by 24 Business Environments to its many satisfied customers either as a whole or in part.
